Exotic Seaside Retreat Homearama 2012 Norfolk VA
0Thanks to everyone who asked me to share pictures of the Seaside Homes Exotic Seaside Retreat in Norfolk VA. Our local Builders Association sponsors a home show every fall which showcases homes in one neighborhood and is open to the public for 16 days. This year it returned to the neighborhood we build in for the 3rd time so as the grand finale to our show home days, we took on building a Bayfront Home. In the 30 year history of Homearama there has never been a Bayfront Home in Homearama. Our home sits on 120′ of bayfront right on the Chesapeake Bay. We won 16 of the 18 awards with 13 being Gold.

Check In Riu Palace Aruba Timeshare
0Once you arrive at the Riu Palace Aruba, check in at the Royal Palm Club Desk. Turn right as you enter the lobby, desk is located on the far right end.
- Check In
- Timeshare will have a check in package ready
- Pay Government Taxes
- One Bedroom Taxes: $87.52 for the week
- Two Bedroom Taxes: $108.65 for the week
Riu Palace Aruba Meal Plans
0All Inclusive meal plans are available to RPC members and guest. The All Inclusive option is as follows:
- If you buy the All Inclusive for a minimum of 5 or 6 days, the price is $100.00 per adult per day (all inclusive always ends on Friday which is checkout). Children 0 – 3 are free, Children 4 – 12 $50.00 per day and 13 years and up $100.00 per day. The 5 Day Package is for Saturday Check In. The 6 day Package is for Friday Check In. All Inclusive includes one free day in the 5 or 6 day package. Pay for 5 and get 6 or pay for 6 and get 7.
- The All-inclusive includes breakfast, lunch, dinner and all the drinks at the 4 bars on the property. It also includes the Espresso Bar and Sports Bar which is open 24 hours.
- With the whole week package you may eat in any of the 5 restaurants. Specialty restaurants are first come starting at 6:30. The main restaurant is the Don Nicolas which is the buffet. Every night they offer a different theme.
- In addition to the buffet there are 4 themed restaurants, Sayuri (Japanese), Milano (Italian), Nautilus (Steakhouse) and Krystal (Gourmet).
- Timeshare members may only dine in the Themed restaurants when they purchase a full week All Inclusive Package. Room Service is also included which is a fixed menu. Room Service is only available if you have the full week All Inclusive Package. Room Service is not a Riu specialty. The restaurants are much more appealing.
- To purchase All Inclusive, everyone registered to the timeshare unit must purchase the All Inclusive Plan. Timeshare members and guest may not purchase individually – it is all or no one.
The Riu also offers Day Passes which you can buy on a daily basis. The price is $130.00 per adult per day, $60.00 per child (4-12) per day (ending at 10:00 pm the same day of purchase). It includes breakfast, lunch, dinner and drinks at the 4 bars on the property. With the Day Pass option, Dinner is only in Don Nicolas which is the buffet. The theme restaurants are not part of the Day Pass and are only available when you purchase the 6 or 7 day package. If you purchase a Day Pass, everyone registered to the timeshare unit must purchase a day pass. Meal Plans are all or no one. The Day Pass is sold daily at the front desk and may not be purchased in advance.
The Riu also offers breakfast, lunch and dinner vouchers, if you prefer to purchase meals individually. Individual meal vouchers are sold daily at the front desk and may not be purchased in advance.
- Breakfast (adult) $30.00 – (child 4-12) $15.00
- Lunch (adult) $40.00 – (child 4-12) $20.00
- Dinner (adult) $60.00 – (child 4-12) $35.00
If you are not on the All Inclusive Plan, you may charge drinks to the room, only at the Pool Bar from 9:30 AM to 6:30 PM. To have the option of charging drinks at the pool bar, there is a $50.00 deposit due upon check in.

Riu Palace Aruba Timeshare Housekeeping Service
0- Regular maid service is Tuesday. If you stay more than one week in the same unit, maid service is Friday also
- Towels are changed every day and trash is removed
- Daily maid service is available for an additional fee of $35 per day or $150 per week for one & two bedroom units
- Toiletries are the responsibility of each guest
Beach Towels
0- Beach Towels are available at the Towel Cabana located in the pool area close to the timeshare building
- Members & Guest receive one towel per towel card
- Clean towels are available daily at the Towel Cabana
- Towel cards must be returned at check out
- If a towel card is lost, there is a $20 fee per towel card
Riu Palace Aruba Beach Palapas & Pool Loungers
0- Beach officially opens at 7a.m.
- Beach Palapas are available on a first come basis
- Members & Guest must be at Palapa when beach attendants arrive to place chairs
- Pool Loungers are available on a first come basis
Check Out
0- Check out time is 11am
- Check out is at the Timeshare Desk or Front Desk
- Members & Guest must return room keys, towel cards, wrist bands and pay any outstanding charges
Trade
0- Timeshare Members may request a trade for a different week within the Riu Palace Aruba
- Trade request may only be made within the current year
- Weeks 5-9 and 51 & 52 are not available for Trade
- Trade request must be submitted on a Trade Form
- Trade request are accepted one year in advance of the week you are requesting
- Trade request must be received no later than 90 days prior to your fixed week
- Trade request are confirmed 90 days prior to requested week
- Payment is due within 10 days after Trade is approved
- Trade Fee is $50 + $25 admin fee
- Payment is payable by Credit Card only
Accelerate
0- Timeshare Members may request an acceleration directly thru the Riu Palace Aruba
- Accelerations are only available at the Riu Palace Aruba and no other resorts
- Acceleration request must be submitted on an acceleration form
- Acceleration requests are accepted one year in advance of the week you are requesting but must be received no later than 90 days prior to the week requested
- Acceleration request are confirmed 90 days prior to requested week
- Payment is due within 10 days after Acceleration is approved
- Acceleration fee includes the maintenance fees of $690.00 for a one bedroom unit and $915 for a two bedroom
- There is an additional $50 Acceleration fee
- There is also a $25 admin fee for processing a credit card
- Fees may only be paid by Credit Card
Rent Riu Palace Aruba Timeshare
0- Timeshare Rentals at the Riu Palace Aruba are available only through members
- Members establish rental prices and payment arrangements
- Rentals start with a rental agreement
- The Member Guest Form is the final authorization when payment is received
Sell Riu Palace Aruba Timeshare
0- Timeshare Sales at the Royal Palm Club/Riu Palace Aruba are available only through members
- Potential Buyers should confirm membership directly with the Riu prior to purchase
- Member establishes Sale Price and payment arrangements
- There is a $250.00 transfer fee payable to the Riu for the transfer of a contract.
If a contract has more than one week and all weeks are selling to the same buyer the transfer fee is $250 USD plus the $25 admin fee.If a contract has 2 or more weeks and is selling to different buyers the transfer fee is $250 USD per week plus the $25 admin fee.If a contract has 2 or more weeks and only one week is sold the transfer fee is $250 USD plus the $25 admin fee. If another week is sold at a later time the transfer fees are applicable to that sale also.
- Club Rules & Regulations Form and Sale Agreement must be filled out properly and submitted to the Riu with a Credit Card Form for transfer fees. Buyer/Buyers must provide copies of Passports to the Riu. All Sale paperwork must be submitted as one package.
